And if the timing works out right for you it will be just after the next crash and crater in regular real estate.BTW - Even if you end up focused on MF, a good DST can be a great back up option to save the 1031 if you can't find the right replacement.

The quicker it gets done, the more I make in the end.Worst case if the market crashes during the process and the house doesn't sell at $300k after 6 months on the market, then my name comes off the deed and the money partner can reduce the price by $25k and still make their expected profit.

I’m 43 now with 2 kids and it’s just not happening at this point 😂I was a landlord for 10 years for a condo I owned that I only rented because I bought at the height of the market in MI in 2004 and then the market crashed and I was moving to Seattle and was so underwater on it.
