I'm not sure I would be approved for a short sale because they might consider the 80k I have from credit cards a tangible asset.   

I am sure that the book then goes on to promote caution and further research before jumping in.

As to legal, wholesaling can be legal in all states, it depends on how it is done, as it is promoted on BP, that usually skirts the law or is illegal in several aspects, not just license law but much of it gets into fraudulent dealing.

Some might overlook and some RE investment promoters tend to ignore this fact.

I am in it for the long run but just want something tangible to motivate me and keep me going.

We are able to purchase promotional materials through vendors at a discounted cost since we give them so much business.
