I had a contractor that I had to fire last month for a multitude of reasons (using my materials on his other job, extremely substandard work that has to be redone by someone else now, not paying his subs,  lying about work being completed that was not actually done, etc).

The data wasn’t useful in my smaller market and customer service was no help, they mostly seemed interested in upselling and refused any type of refund. 

I'm going to ride it out here for a bit on Avail because of the features I mentioned and their excellent customer service, but not driving tenants to my listings could result in thousands of dollars being left on the table.

I am thinking of using online banking with no minium but I keep hearing stories its customer service is nightmare? 

I think what is becoming more and more important is having a solid investment thesis and understanding of your target market and the value proposition you are offering to your customers through your properties. 

Contractors are frequently working multiple jobs - and if they know you are out of town investors - how much priority is your job to them, versus meeting with other customers for their next job or finishing people who have their eyes on them.  

this is why i no longer purchase for out-of-state sub 100k price.....if you keep buying and selling 5-7 years you are not going to hit the "capex" that's the trick I learnt from MFs.

And giving way sub-par service. 

How much should I pay this person to manage the project and hire subs?
