You can screen tenants, place ads, etc.You may not sweep the floor, cut the grass, tighten screws or any other activity that directly affects the property.The arrangement you're describing is a slippery slope.

If you're pretty solid you get a better rate, if you're lacking in several areas, you pay more.In an area of a tightening market, it's almost impossible to find deals healthy enough to pay HML's.

I've never heard of the 3 property rule. 4 is more commonly where the restrictions tighten, but that's all that happens at 4.

It can strain the best of relationships so I can tell you from experience plan to go to a hotel or stay with friends for a day or two when the house really isn't livable and you see the renovation taking a toll....

Hi @Daniel H.It really all just depends on what you will want and need to do in between making an offer and closing it.If you have an attorney in place that can run title quickly for you and you can do your own inspection or get someone in there fast to do it you can tighten timeframes as much as you want.Are you going to be making the offers to REOs or to people?

For some reason I doubt the resident manager would want to bring in someone who would tear the place up or cause a situation that would strain the relationship he has with you.....but then again people tend to not be the brightest at times.First call him out on lying.

Ollisha, (sorry, @ mention not working at the moment) although I agree with what Dion said above, I have a feeling you still want to know if there's a way to help your friend out in spite of the risk of strain on your relationship.A lot of this depends on the details.
