Sell.I am really concerned about trends I have seen in Florida where condos are being shut down due to unpayable costs/assessments, the building gets torn down and then a new one rebuilt and the condo owners simply lose everything.The idea of an HOA on sterroids makes me want to avoid them but then the added risk of shady tear downs makes me avoid condos like the plague.

There's a similar trend I noticed in Lehigh acres florida. there was a miami based builder who came in earlier this year / late last year and built 5 modern homes. all 5 sold and set record prices for the area for single family homes. it's not that newark calls for this or any infill lot in columbus it's how can I deliver a premium product that will sell regardless of location. something with features that people want.

. $250K can go a lot further than an ADU or condo, the risks therein are ADU may be a trend and condos can be costly and out of your control.To recapture capital from the ADU build, you should talk with a lender regarding terms and ensure that cashflow is not a hope.
