If you choose to go it alone, refer back to BP podcasts where people talk about how they manage their own properties and check the show notes for links to the software, resources etc. that they use to be professional, organized and ultimately successful.  

So far my POL investment (Tinley Park Sports Complex) has been performing as expected, but soon after doing that one (and a fix-and-flip on PeerStreet), it became clear that I would need a *lot* of capital to effecitvely diversify away the risk of any non-performing loans (it's not apples-to-apples, but this analysis from LendingRobot on diversification needed for P2P notes is helpful.)

I'm looking for ideas on organizing wholesale marketing campaigns.

Our county auditor site is nicely organized with bed/bath, square ft, etc. if a property seems to have sold for outside the typical window I see I look it up in Zillow or sibcycline.com (a local Company that stores the previous 3 years of sales) to determine the prior condition of the property.

If you already have a website, try focusing on organic traction through blogs and relevant added value content.
