Make sure to set up your alerts carefully and account for different spellings or abbreviations (for example, I have to have "turnkey" "turn-key" and "turn key").Glad to have another enthusiastic contributor on board!

I not only have things spelled out in my lease but I make tenants sign a paper with a list of rules (most are already stated in the lease).

Whether that be an ad on Craigslist, Rent-2-Own signs  (yes spelled that way as it conveys better than Rent-to-own) that have your number on it so you can get them to your open house.There are other methods but the key thing here is that you attract these type of folks to the property.
