I'm also looking to get my hands on a good calculator for short term rentals since I'm terrible with Excel and only have a calculator for long term rentals that I know is missing sections that are specific to short term.Any help you can give me would be very much appreciated :) BiggerPockets has an Airbnb calculator, and I see that you're a pro member.Since you've read the STR book and done other education, you know HOW to pick a market lol.

It even specifically states (in the fed cares act) "no eviction allowed for non payment" - which clearly proves they know the tenant will not pay you and are forcefully requiring that you shoulder the burden of paying for that tenant to live in your property.

Have you ever seen rents actually go lower (I'd assume this would only happen if occupancy dropped significantly, but that seems like something that could happen in a recession).Also a BAM specific question/concern - from what I understand they are based in Indiana, and I see in their current open offering one of the properties is in Indiana (great) but I'm wondering why the other property is in Arkansas?
