@George ChungRun away from Great Jones too....horrible company.. their business model is to sign up as many investors as possible and then sell to a larger company so they have no interest in taking care of your property, they only want to sell their entire company and make money...

@Matthew Irish-Jones I think there is more risk in taking on a big rehab and taking on a highly leveraged HML than there is with the strategy itself.

If you can keep inflammation down in the body (keep hydrated, use anti-inflammation spices like turmeric, limit sugar intake, don't eat late at night so you can intermittent fast) you'll be healthier, will manage stress better and when your body doesn't feel sluggish I believe sadness and depression have less of a chance of showing up. 

before even closing on the sale of that NH property, we kicked off a direct mail campaign together (4500 mailers), targeting the following list, in hopes of finding a good offmarket creative finance deal for *me:*-owners of 5+ unit multifamilies in MA-owned 15+ years-with 50%+ equitymy job was to get the mailers out, take intake calls, and start learning about what each seller is going through, and jon and his team's role was to negotiate, get the property under contract, find the end buyer, and coordinate the sale. we got a solid 20-25 leads from this, and got 1 under contract. it wasn't ideal for ME because the sellers were not open to creative financing & i am not into heavy reno jobs, but it made for an amazing wholesale deal!

Under what circumstances can I back out, in case no wholesaler is interested in taking the contract off my hands?
