William C. Tenant accidently burned the oven tray

It was caused by the previous owner left a huge meat bone (undiscovered) in the bottom shelf (the tenant are all Vegetarian), and the tenant turned on the oven to cook.

Check this thread out for a number of recent experiences with the long wait time to get tenants out:http://www.biggerpockets.com/forums/81/topics/122507-eviction-time-in-cook-countyI wouldn't count on any particular time line for getting a tenant out - it can take far, far longer than you would ever expect.Also wanted to comment on what subsidy Section 8 tenants get - I don't believe it's a set percentage, it completely varies based on their situation.

Cook County, IL serves as a good example of how slow the process can be:- In 2012, the average time from when a lender filed a foreclosure lawsuit to the date the property was offered for sale at a foreclosure/sheriff’s auction equaled 682 days in Cook County.- If no third party bidder purchases the property at the foreclosure auction, the lender is then required to schedule another court date and have the sale approved by a Judge before receiving a Sheriff’s Deed to the property.
