Hi , I am considering buying a duplex with section 8 tenants,  I none of my other properties are section 8 and I don't want to have more inspections that I already have from the city .

one tenant is month to month one has couple months until their lease is over , can I stop offering section 8 after their lease is up or because the property is approved I have to keep offering it?

Just like with a non-SEC 8 tenant, your lease is with the tenant, not the housing authority.  Your lease will dictate your termination options.  That said, you may want to check with the housing office if inspection is the only thing giving you heartburn. In my area, we have 7 different housing offices.  Only 1 out of 7 requires an add'l inspection for SEC 8. In all the others, the SEC 8 inspection replaces any other inspection we would have to have. The obvious benefit to the tenants staying is you avoiding the cost of turning two units.
