Sometimes, if you plan to put a newer used mobile home on a piece of land or lot there may be restrictions (i.e. size, age, condition, etc) depending on the city and/or county.

Obviously down payment size effects equity, how much you’ll profit each month if the property is kept, how much you are able to pull out with a refinance etc. 

I did not read the entire post -- sorry if it's a duplicate.call around to all local cabinet specialty shops -- high volume shops sometimes have orders that fall through and are custom made for someone else's space that can be a great deal -- and retrofit into the space in which you need it.hope this helpsalso if you install the prefab unfinished cabinets yourself you can do an average sized kitchen for 1200 + 200 for paint/stain done in 3-4 days max

There's a specific problem when STR assets in the condo located in FL.I heard in FL some condo HOAs have a one-time reassessment fee in the size of 100k.

It is the 3rd largest MSA in the USA, and you can still find cash flow on deals of any size. 

It's zoned by the county as RD-2, which has a minimum lot size of 20,000 sq. ft.

That helps to contribute to a great NOI on a cash flowing SFR, or MF 2-4 unit.You actually can still get a property that offers acreage versus a typical small to medium size lot.

@Zach Quickit depends on size of course, but these are 100k+ sq ft averaging 6 months build time and 18 months lease up

The ones I manage total to 20 bedrooms.These rooms rent for between $125 to $225 per week depending on room size and amenities in the room (beyond basic amenities may include: Desk, Tv, private entry, tenant controlled AC, additional storage).This month after padsplit takes their 14.25% cut of the revenue I am recieving, from the units I own, $15,230 from 3 homes.
