Confused about you getting in touch with PM partners - sounds like you're DIY managing, so what are your plans for them that allow them to make money?

Is it as simple as contract the new home with a move in date within 30 days, and write the lease back agreement with the current owners separately therefore leaving it still as a primary residence?

BTW, it's not a "theory" but simple math and what the truly wealthy do all over the world.

If you are able to succeed at this, you could make a lot of money in 10-12 after holding these properties.The formula is simple.

If out of state, try to find one that has people that can fix simple things in your investment on their staff. 

I ended up going with BIFI ... unsure why ... but so far - the onboarding was very simple and - again, so far so good.   

Had good luck with Aven and certain things with that HELOC were very simple.
