If that interest earned is less than $300, then you're already in the hole if you send out a notice and the homeowner turns around and pays off the lien.I have liens that relate to vacant building lots in locations where the city doesn't generally assess (and issue additional liens) for issues like overgrown grass, snow that isn't shoveled, etc.

OP builders want shovel ready lots and since these are so inexpensive anyway there Is no way they are going to go through the brain drain to save a few thousand dollars.now if your talking a 150k lot that you can pick up for sub 100k it would be worth it..

As for things like yard work, snow plowing, etc, you can make the tenant responsible for those things in the lease, leaving it up to them whether to mow and shovel or pay someone else to do those things.

I don't live in PA but I know there can be differences in the laws for residential (small multi-family homes) and commercial properties (in NY I think it's over 4 families) Most often a standard lease is used that can be purchased in Staples, but sometimes a standard lease does not cover all aspects - for example- using the yard, basement, parking accommodations, shoveling snow, etc.

There is a two stall garage and the old agreement was that the tenant would also shovel their side of the driveway if they rented a parking spot.

If you don't want a steep slope why don't you just bring in a couple of guys with shovels and a load of topsoil to reduce it to a more gradual slope.

I myself do not totally agree with the word " tiny " Reason : taking some actions is better than no action " delegate the management instead of personally managing "~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~~From my recent experiences : yes key for large building is to the be person owning / control instead of one dealing with tenants daily issue or simply spending hours shoveling snow.
