But within that price point are a segment of guest that think re-negotiating the rate after the stay is an acceptable practice.

For whatever reason my thoughts go to the "adult services" segment, and "Parties".  

Not all tenant pool segments are the same.

So while in the lower price segment you may have a few hundred people looking for a condo at any point in time, over 1.5MM you may have literally just a hand full of buyers and they usually have a very specific idea of what they want; and they are not in a rush.

Of course, that appreciation play is speculative in nature but it's not uncommon to see segments of the market appreciate 25-35% YoY for the past 2 years.If you step outside of the specific RTP "bubble" and look broadly across Raleigh and Durham, there is definitely cash flow to be had in some of the lower-priced parts of these 2 cities.

When inflation happens, it starts hitting certain segments, and than works it's way through the system, and each step raises prices on a % basis so a 10% increase in say corn at market, does not = 10% increase in your taco shell, it's probably more like 45% because of the chain affect.

Helping good quality tenants to purchase the home they are renting delivers an exit strategy in a traditionally buy/hold market segment (low to moderate income housing).

There probably has never been such a rich rental segment, with many more joining at every rate increment.
