Hi Micah,DSCR loans are an incredible tool for investors looking to leverage debt to scale their portfolios.

It also requires the ability to evaluate the party on the other side of the transaction, making judgements that go far beyond credit score or balance sheets.

A Bank statement program would do wonders, 10% down minimum is industry standard, if you have a solid credit score,15% down will get you really good terms, however you still need to qualify DTI wise.Best of luck!

If you can find someone who has TLO to do your traces its worth the money, they are incredibly accurate.

Although I will tell you I really have to like and trust who I do this with.. its not lending by appraisal and fico score.

Private lenders are often more open to working with investors who have specific financing requirements or less-than-ideal credit scores.

Typically we are using your personal credit score and you give a personal guarantee on behalf of your LLC.
