I'll add that it's nice if it's a year round attraction....or an area that has a seasonal reasons to visit. 

My equipment came from 2 hours away 3 large trucks and 6 men on the payroll for the 4 hour round trip drive.

I would also recommend something like Acorns which is a Round Up investment vehicle where you link your debit card to the account and every time you make a purchase like $3.49 for a coffee the round up to the nearest dollar amount, $0.51 gets deposited in an investment account.

You can make a round and say hi, if they seem friendly ask on a case-by-case basis.

Will it generate good cash flow year round or just a small period of the year?

People sign leases year round here in Florida.

Send out a round of yellow postcards or throw up some bandit signs announcing that you buy houses.

Universities have a lot of activities all year round, including from visiting professors.

For lots, I've been told to find the ARV of the homes in the immediate vicinity (<1 mile), and to take about 15-20% of that number and that's round about what your max offer to the seller should be.

I typically recommend starting in the Mountains for STRs though like the Smokies or Blue Ridge, GA where you will have year round tourism.
