I am interested in purchasing a seasonal short term rental as a replacement ($500,000). 

I have recently reached a point where the existing electrical components of the home are in need of replacement.

Getting a 6% instead of a 6.5% doesn't save you squat if you have to bid $30k over asking with an appraisal gap and then replace the roof 6 months after you buy the property because you had to waive the inspection. 

Appliances has its own head aches ,wear and tear and complaints .Circling back to your case ,your appicants sounds too pushy which is a red flag.They want it for 6 months ,when clearly your ppty is clearly advertised for LTR .They want utilities included and washer and dryer installed.BIG RED FLAG.They are too demanding.You are the Landlord and not them.Donot flex your criteria and property for the applicants.Tomorrow they will come back and say the compressor unit is too loud and must be replaced,cabinets are not shaker style and closes hard while closing and needs to be replaced etc etc.To me this above mentioned applicants are a pass .

So I guess I replaced the one that got busted with this one.

Our business is replacing 1-2000 sq feet of flooring per month in our rentals.

Is it urgent I have to replace that retention wall which may cost thousands of dollars or can wait until that retention wall collapses completely?

We owned that particular unit for 18 months are, and save for replacing a few tiles in sections, it seems to work out.Take home - I'm just not sure if it's better than just going with a basic carpet selection.
