Is it smart to just sell, pull equity to put towards the new house or use the potential rent to put towards the new home payments once the rental overhead is taken care of?

Make sure the ARV, rental rates, taxes, etc are what they are claimed to be.

I helped an investor purchase a duplex in Franklinton that is successfully being used as a short term rental.

We recently came upon a small property and are seriously thinking about purchasing our first rental!

Then, I built 4 homes on each parcel. 2 homes were built as rentals and 2 were built to sell.

Any insights on financing, managing renovations, or rental demand in Detroit would be greatly appreciated! 

My concern with declining values, increased inventory and a weaker economy would lower rental income and could potentially put me into a negative cash flow situation.
