There are only a few exceptions that allows someone to have more than 1 FHA loan at a time.Relocation: If a borrower is relocating to a different area not within reasonable commuting distance of their current residence, they may be eligible for another FHA loan to purchase a new primary residence.

The retirement/financial independence equation he uses is a paid off primary home, 500k in liquid assets (usually retirement, cash, and after tax brokerage account), and more than 1 source of income (part time job, real estate, social security for those of that age, dividends, etc.).

Personally, I would recommend purchasing the primary residence first, mainly because of how the DTI is calculated.Scenario 1: If you were to purchase the STR first, and then the primary residence, you will likely need to qualify with the full payments on both properties depending on your timeline.
