Be careful with Special Statutory Rights such as active military orders, family violence, sex offenses, etc.

No offense Rick, but after I read this, I couldn't figure out what the point was for you writing it. 

For less serious property offenses like theft and dumping if you don't know the name and DOB of the recorded offender, you are out of luck.

Working with a real estate agent is always a good place to start, good person to mastermind with because they'll know the local market better then you (no offense) and might hear about deals before they hit the market. 

Loud music, slob, always using the kitchen/shower, says offensive things, etc.What if an existing female tenant isn't comfortable with the new male tenant you just chose?

There are plenty of people in the business to help you grow and those who take offense by you simply not being exclusives to them are the ones you don’t want to work with and will most likely not last in the business.

If it’s comes to eviction, follow the process exactly as your state requires: stick to the lease violations/evict-able offenses, don’t get dragged into any bs or accept partial payment, follow the process exactly as your state requires all the way through.
