For a tenant, the month to month gives more flexibility (with the risk that the owner could sell or give them notice).

Notice I said new business and not investment.

He is month to month so all I would have to do is give him a 30 day notice of rent increase.  

Hey @Amber Welsch My husband and I have worked with Furnish Finder and have noticed that the travelers are also looking for spaces big enough for families and pets. 

In my jurisdiction a landlord is mandated to provide all new tenants not only with the landlords name but also their address for the purpose of the tenant being able to serve notices on their landlord.

If they fail and it requires a service call, that's also their responsibility.Give all your tenants a written notice that is clear about their responsibilities.
