Many people will spend a couple thousand on tax lien / sub taxes, then the county tears down the house and liens it for 10K+ and the vacant land is worth less than that. 

I have moved out and could literally put a tenant upstairs NOW.What would YOU do?     

Because you are literally guessing at market rent and the PM will…1) keep your application and denial process legal2) advertise, screen and place the new tenant faster and better3) probably save you more money than they cost you. 

I have a property on the river literally within walking distance to town that I have had people who were uncomfortable because they thought it was "too remote", side note I have two other rentals on that property as well,  so you just never know what guests will think of a properties remoteness. 

We've got tens of thousands of happy and satisfied landlords across the US!

In other words, if you have everything you need to buy the property but are short a couple thousand in cash to close, then the seller may sometimes pay this just to make the deal happen.

The investors who are preparing to buy their first property and don't have two pennies to rub together wanting to spend thousands on complexed entity formation for asset protection purposes.

totally agree, I sell more deals for Columbus to out of state than the locals because they don't have liquify. even literally real estate agents with all the data at their finger tips there isn't enough motivation to convince them 

There are tons of ethical wholesalers in your home state, who post in some sort of non specific NJ RE investor Facebook group, who definitely do not daisy chain their deals, inflate ARV's or just post crap that's literally on the MLS.
