The best success I have had with seller financing is to listen first to the sellers problem before proposing a solution.Typically a seller finance transaction involves :1) Purchase & sale agreement2) Note3) Recorded deed of trust or mortgage depending on your state.

My son is in his 30s and just now getting into it (even after years of listening to me :-)I'd say yes, get him started early......but do NOT do it for him.

Listen to @Jon Smith he has provided with good insides and he is also in your market, but in summary things that you have to look at:- You have to do a rental CMA to know how is the rental around your property with similar features and size.

Phill and Shenoah were the only speakers that I listened to that it clicked.

But my topic comes from listening to a small panel (two operators), both with multifamily portfolios in the billions.  

I follow a lot of Dave Ramsey groups and listen to him a lot, and this seems to be the approach he promotes.
