Disclosure: my firm charges upfront fees. 

I was looking to add a new section on current owners management agreements and new agreements regarding an additional charge.

California charges a minimum tax of $800 a year per LLC, and more if you have gross receipts in excess of $250k.

:) @Travis Beck so sorry for the late LATE response, the house is located at Cedar and Nees, i try to charge around $850, $900, $1000, $1200 per month.

It may sound nice to pay a 6% management fee but the extra fees can add up to be more than the other company that charges 10% with no additional fees.

One of our lenders charges no points, but they charge a $1995 underwriting fee and a $600 closing charge. 

I could pass this along directly in the cleaning charge, but I feel like that is a more visible competitive differentiator.

Part of the reason for this is that this past year was a tough year for my Dad, as he lost his father, and there was an unfortunate legal battle (which has since calmed down), with an unfortunately uncommunicative sibling in charge of the estate. 

I do have great cleaners and they will drop items off or handle some small items (for a charge). luckily that doesnt happen that often.
