State and local municipalities have an ever-growing demand by non-landlord homeowners to reduce or eradicate STR's in their neighborhoods.

I am fully aware this is not a legal advice forum, but just looking to hear what other landlords have done in this situation. 

Don't know how much losing the homestead is going to increase your payment but you will need to change your insurance to a dwelling policy (landlord) not a homeowner policy.

Mind you the land lording laws are not as friendly in NY state but I think you'll have a better shot at finding what you are looking for in NY.

Is there a tenant/landlord disclosure form that outlines what that would look like?

My gf wants to pivot and rent the house while we live in the condo, but my brother is not educated and is afraid of being a landlord.

Out of state "tired landlords" of SFH /or Failed MLS status that are vacant and non-owner occupied).

Some of our initial baseline, no-go, criteria when we first listed were: 600+ credit score, no evictions, no bankruptcy, and income 3x rent... however, after finding that very few interested parties were eligible to even "enter a review phase" of landlord verifications etc, we loosened up a bit and went to an objective scoring model that I tweaked from a few ideas obtained after speaking to both rental professionals in my local area and some on this forum. 

"Every Landlord's Legal Guide" by NOLO is a good book for this purpose.
