Geographical location (high virus infection rate/low virus infection rate), did the majority of their tenants have essential jobs with no loss of income or vise versa, were the tenants that didn't pay have issues paying rent prior to Covid-19, did the landlord not show enough compassion or did they show too much compassion, was there a lack of communication, etc.

Also I was pretty involved in C B class in the crash and vacancy were rampant so don't delude yourself thinking the blue collar renter is immune from a big time retrench.. they end up moving in with family etc.So I am not predicting  any of this at all.. just saying it all has some risk..

I can say after trying multi level marketing, starting an automobile brokerage company, developing and deploying day trade systems, the easiest way to design the ideal life is through real estate.   

Trim away as much fat as possible (like trading down in automobile if at all possible), stop dumping money into the 401k for a while, and try combining your desires to buy your own place and invest in real estate by "house hacking," where you live in one of the units of a multiplex while renting the others.
