I am looking for a competitive local lender who can finance the properties (at the new ARV or re-appraised value) without having to wait for the 6 month seasoning for conventional lending (especially with rising interest rates on the horizon).

I’m tapped out of down payment money so I’m looking over the horizon to figure out how to raise capital from investors but feel a little stuck.I don’t want to give up equity (I don’t want to bring on an LP and own 50% of a four plex when I could have just bought a duplex on my own)If I’m paying 8-10% on a down payment loan for a few years I have a hard time making the numbers work.My thought is borrowing the DP, upgrading the units as needed, raising rents, and refinancing in 2-3 years, pulling out cash to repay the loan.What’s the best way to make this situation work?

Any of it is possible, my dollars still say that over the next 10-20 years (my personal investment horizon) real assets, especially cash flowing ones in the US will beat most other opportunities to earn a return.

My husband and I are looking to get into real estate investment.We don't have much time to manage and search for cash flowing opportunities and are looking to start with a safe investment for long term appreciation.So we're thinking to purchase a 1BR condo in Brooklyn, NY.Based on our estimates we'll be able to break even our costs (no cash flow).We believe that over 10+ years (Investment horizon) the area will appreciate at least 3%, and so with a 25% down payment we should net a 12% appreciation (3%/25%).What reasons do we have not to go with this strategy - what are we missing?
