If you are on a fixed mortgage rate you may even get cash flow, however, speaking from my experience that cash flow does not amount to all that much over time.  7% appreciation coupled with debt paydown over a 5-10 year period on a well run portfolio can change your life. 

My plan, after I accumulate enough property, is to refinance certain properties each year and collect the tax free "income" from that property and enjoy life.
