I'm questioning the wood burning fireplace in the great room when it comes to a rental.

Absolutely, I am taking great pride this year in making content that is not microwaved from sourcing a few google articles that "gurus" just reguritate.

Still, my PPR fund investment is a great passive yield of 12% and that works for part of my passive asset allocation.  

Socal is tough to find investment properties that work.I have a great realtor in Sacramento that can find properties that cash flow.

I can help compare BP features but without knowing too much about Privy's functionality I'm not sure I can give you a great answer, other than of course BP Pro comes with more perks than just deal finding.
