Recently, I learned a valuable lesson that made me step back and reassess how I approach offers to sellers and agents.One example is a duplex deal where I submitted a lower offer due to the significant repairs needed.

While there were no major challenges due to the property’s condition, we learned how valuable a well-established network and quick decision-making can be in completing fast, profitable deals.

Ahead of schedule on inventory, short term pain for long term gain.

In essence you get some gain tax free. 

If you have each been declaring 50% of the gain/loss from each property then you would each be the "tax payer" for 50% of each of the properties. 

One idea I have is to "shadow" a real estate investor (although I am not entirely sure how to go about asking for / finding this kind of opportunity), but I am wondering if anyone has insight into other ways to gain a comparable level of experience.If anyone has insight into any or all of these topics, I would greatly appreciate the feedback.
