When we remodeled our kitchen the placement of the breaker box put it on the side of where the fridge goes, so whenever we blow a breaker we have to pull the fridge out get to the box.

You should have just chopped it back and kept the wall to hide the HUGE fridge. 

Today we had  a refrigerator delivered and he parks his car so the delivery guy cant bring the fridge to the door!  

The kitchen is right above it, checked all the appliances (including the fridge with the ice maker), under the sink - all is dry there ....

They are not letting delivery persons to come to my door and deliver i have to pick everything up downstairs.Today i wasn't home and had a technician come to fix my fridge, the front desk wrote his name in the visitors book but told him they couldn't call or let him up. technician called me but only my mother is disabled was home so she couldn't go get them.What happens when my mother has assisted transportation come to pick her up will she have to go downstairs to let them in???

We have allowed tenants to bring their chattel (fridge, stove, laundry), but require that all modifications to the property (repair or improvement) be approved by us and performed by a tradesman/service personel we have sanctioned.We always pay for the improvements ... for small, reasonable, things we typically attribute it to "happy tenant" and absorb the cost.

I just don't want to get a tenant in there and then one week the AC breaks, the next week its the fridge, next week the oven, and so on.

The doors to the fridge and freezer were wide open and all of the food was rotting.
