Also, it would help myself and many others that want to provided suggestions focus their response if there was more background as to what you want to do strategically.  

I have been trying to strategize the best way to get back into the market focusing on Owner Financing or Partnership for the first deal as I do not have the funds to put a down payment on a larger investment property.

With that aside, I’m not quite sure just how I should strategize.
