This would be more soft sell - gently mentioning you are investing in apartments - just plant the seed in an off hand way - no sale script no close - just light conversation over a beer or coffee or at lunch.

Mainly I would do this to "plant the seed", as most people never associate a PM as also being a Realtor that lists and sells.
