I have $180K on the mortgage and since I bought pre-pandemic, the property has accrued a good amount of equity (I could likely sell for $700K-$750K), leaving me with about $500K in cash.I'm considering selling the property to invest in an out of state market as the COCR isn't great (I net about $1,700/month in cash flow).

small homes don't work. we build a stacked triplex much more affordably. density is key and vertical is the key. use that land cost and fixed costs more efficiently. everything we build for apartments is less than 700 square feet and only 2 beds and all 3 story walk ups and all triplexes. by building codes 4 family is commercial and also becomes cost prohibitive.

One is a 10-day notice to comply or quit and the other would be a notice of termination of the month to month lease (30 days here).It looks like NY may be 30 days for the fix or quit and 90 days for the termination of the lease notice.
