I am interested in building self storage units on my property.

Anyhow, I am looking at investing the bulk of that money in either real estate rental property or I'm thinking about buying several acres and building boat storage facilities.

I found a small self storage under a 100 units with a few small residental rentals as well as a few commercial rentals.I contacted owner with a yellow letter which I normally just pick up the phone.

Landlord rules are you install it as a permanent structure its mine (insulated and walled the garage) temporary it's yours (huge wall storage, which is too difficult to move he can keep lol)Would I be considered a dirty tenant I don't think so.

When elevating Storage Units what rule of thumb do we use for estimated expenses? 

Maybe the bathroom missing a toilet isn't a bathroom, maybe it's a storage room.

It was originally permitted as a "two story playhouse" and is actually 1,000 sq. ft. storage. - I live in Hawaii FYI.

I would suggest researching what market you wish to invest in and also which asset class or strategy (multi-family, retail space, self storage etc.).

Perhaps they charge people for storage or laundry and are counting that income in the rent roll, which shouldn't be the case.  

Also, there are 2 garage spots that were never used by the tenants (they were used for storage by seller, and there is enough driveway space for tenants).
