In this case, it's possible a tank was removed 20-30 years ago, and no one tested the soil or perhaps standards didn't exist then for it (not sure...I'm not a LSRP and don't know the history of state regulations for environmental issues).

Primarily a specialty market I assume for those environmentally obsessed renters.It's a interesting concept but not really popular enough to generate higher returns at this time I would think based on higher initial costs to build.

James As you can see from your chart Gold price today still has WAY TOO much expected inflation built into it.Supply and demand can be distorted but not defeated.I think the equilibrium price for Gold is probably about $775-$825 But the artificial high price for the last few years has driven supply way above an equilibrium level.I would not be surprised to see gold drop way below the equilibrium price as a pendulum swing artificially low for a while.Look at oil prices production was held low by OPEC and our environmental policies forcing an artificially high price for years.

Land contracts are usually different, but no less complicated, particularly when it comes to mineral rights, environmental issues, due diligence, zoning, etc., especially if you're purchasing four separate parcels as a bundle.
