Is there a more effective/efficient route of utilizing his $100k?

Systems are more about creating scale and efficiency, but they don't matter if you're not generating revenue and profit!

However, we have 2 more units coming online in January and feel like these transactions could get tedious and might be more efficient if sent in bulk.Question for more experienced hosts who have scaled up...If you work with a cleaning company that provides these services, how frequently are you paying them?

We have run into issues from buying properties from other wholesalers so I'm not surprised that you feel that way.You're actually the reason I made this post and the audience I am trying to break through to since wholesaling can be done honestly and efficiently where I can retain repeat investors like @James Masotti and @Brian Pulaski. 

We've been in the house 6 years, and we've done a good amount of remodeling- drain tile in backyard, fenced in backyard, new high efficiency furnace, remodeled bathroom and kitchen.

It also has a small garage that potentially could be a third efficiency unit.It's on two acres of land that backs up to one of the best mountain bike trail systems in the Atlanta region.

It's a really good move, if you can maximize the efficient deployment of that capital.
