Speaking at a digital marketing mastermind & would love to meet up with any active local investors!

That's my strategy and its paid off well for me with my portfolio in that market appreciating double digits. 

Wanted to run my plan through here for any tips, suggestions or feedback.I'm a recent college grad and have been working as a Digital Marketer for roughly 2 years now.

How many of you use any type of digital marketing to find homes?

Anyone out there willing to trade some video and editing skills for a great learning experience?

I tried to edit the post but since it is over 10 minutes old I'm not able to. 

Given that the we have had double digit appreciation the past few years, I thnk it is very unlikely that this will continue.

(im talking double digits) which might make it very unfavorable for any longer time investments. 

Edit: Checked comps for the area and $495 for a one-bedroom unit is pretty much on par with the market for the area around the university.

**Edit: It is also relevant to note that the true end goal of this type of setup to to get my private money investors (who know nothing of REI) to get more comfortable with my process and success, as well as, increase their cash-in-hand to reinvest in me down the road on much bigger deals.
