Since I'm in a time crunch, negotiations with the city prior to closing may be impossible, but after closing the city may feel as if they have no inventive to settle since a rich, fat cat investor now owns the properties.Any thoughts?

Years ago another landlord told me he kept one of those stand up infrared room heaters around to keep a tenant happy until his furnace guy could get there to fix the problem if a furnace went out.Last night, while all fat dumb and happy watching tv, the call came at 8:30 from my 4plex that they had no heat.

Two problems with real estate:1) You can't move it to someplace better.2) It's a big fat target for governments in search of tax increases.

For example, in my opinion, cigarettes, alcohol, sugar and trans fats probably have a much greater health risk (both short-term and long-term) than marijuana.

The reason I ask is the manager might not know where to get the best contractors at the best pricing.They might be calling someone out of the phone book etc.Those companies mainly do retail jobs and will do an occasional investor job and be slightly lower in price but not much.If you find a contractor that does investors jobs for their main business they understand you need a low price.They get in fast and complete and make money with volume of deals versus up charging fat profits on retail deals.The most expensive cost of tiles is the cost per sq ft to install them.Regular guys wants something crazy like 3 to 4 sq ft.You have to find someone to do the labor for cheap that lays tiles and that is the key.Make sure the property manager is not building in a fee for themselves into the bid or there is a main contractor using subs to up charge you.

I see deferred maintenance in the future.I believe a big plus for them in owner financing is deferring the capital gains, and still getting those monthly checks, but there are cons for them too like not getting a fat check and still owning something with 3 other people.
