Having a group of friends living in an apartment complex creates a sense of community and reduces turnover.

If somebody out there has a bunch of sub to deals, this could create big problems for them I imagine. 

It can also be an opportunity to discuss house rules and expectations to ensure you're on the same page.While being cost-conscious is understandable, investing a little upfront for proper screening can save you a lot of trouble in the long run.

In my experience, finding cash-flowing deals on-market can be challenging here (1% rule can be hard to find) but not impossible.

I make sure that they help in creating new systems and processes, always asking for their advice.
