Then make it like 5 days to close, and convey to the seller you are ready to close as soon as they can deliver insurable title.

However, keep in mind that, depending on the contract you're submitting, there's probably a title provision that calls for the seller to convey clean title (i.e., marketable title not subject to unpermitted exceptions) at closing.  

Placing a private seller lender at additional risks for your benefit  isn't prudent and they can probably beat that anyway if you do convey ownership interests as standard practice.

He also owns a large vacant lot adjacent to the store which would convey with any sale.

@Wayne Brooks  the issue is Jodee  is not conveying what type of sale this is.. she has a lot of stuff convoluted so until she can state the specific type of sale this is all conjecture.

She got the information about the address issue and conveyed to you (she can say where she got this info, and when, and why she believed it, and so on).  

There are very narrow avenues to add a name to a Deed absent a formal conveyance through a new Deed.

Your experience, motivation and ability to convey your wants and wishes to others is what will get you to where you want to go.
