Legislation around STR has been changing rapidly everywhere and no guarantee that it will be allowed forever where you buy, this is why its good to make sure it still works as a LTR.

As a real estate investor, I care a great deal about the numbers and it is time consuming for me to track those numbers down. 

I'd encourage anyone to buy in West Sac and hang on forever. 

Training, recovery, and match travel must surely be time and energy-consuming. 

You bring up a great point though, we don't want to get consumed by PM stuff, just lean enough about it to one day know how to get a good one. 

feel like i've consumed enough media over the years i'm past basics stage.ok lets try a specific question:what company can i call for an insurance quote on a 4plex that would be all units  rental not a live in?

(I don't have any children to pass it down to, and I can't take it with me, so I'm not concerned about defering it forever.)Also I have ZERO desire to become a Landlord of any kind. 

1) They will let the lease slip into a month to month practically forever.2) There is no incentive to seeking rent-raises unless the staff has financial incentives to do so.3) The alternative is a vacancy - costing the Landlord / Owner thousands of dollars! 

I initially thought I would keep the properties as a part time job forever.  

Our goal ultimately is to create cash flow within 10 years of 6k-10k ideally and also be able to buy our personal home in Texas that will be our forever home once we relocated there in 6 years.
