You get super nervous for the first 10 people  and they tell you no and give you disgusted looks, 1 person tells a security guard and he confronts you, you ask him for his shirt, he says no and asks you to stop.

I’m not sure about your follow up strategy but if it were me I’d send a letter (less confrontational) that showed empathy to her situation and offered an excellent value proposition for how my services might help her.

It's that old kung fu thing where you don't confront or block the blow, you do ninja magic to redirect the momentum to your advantage - you got the financing you want AND a discount.EDIT: Now that I think about it, it's possible that the reason the seller "doesn't want" to deal with the bank and/or residential is because there is some reason the seller knows that it can't get residential financing.

What is an agent's responsibility when confronted with a clear violation by a peer, especially when it puts their client at a disadvantage?

I'm not trying to be confrontational but I'm curious- is this a viable and legal option? 

I value my realtor very much so when I was confronted with this dilemma, I just asked him if he would mind if I placed my offer with the listing agent.

Cash for keys is a "mom and pop" solution to avoid confrontation, but it can make things worse.

Most people avoid confrontation and hope you just go away and seem nice like they want your business.It's best to be polite and just say when you call " I do not have time to work on this and here is why ".
