Both my and my wife are doctors with little expenditurrs  and even for us it takes a good while to save for a down payment.

She said her doctors have told her its a matter of weeks.

Hi Brent,Being a doctor you likely do not have much time on your hands.

Doctors, Nurses, Lawyers, Auto Repairmen, Funeral Homes, Judiciaries, Walmart, Walgreeens, and the local Piggly Wiggly Supermarket all gain from others time of need.  

The property is located in a lower class neighborhood, but it's right next to one of the country's largest chiropractic school. 

Also, if I'm sick and I go to the hospital and 2 doctors can see me right away, however one is coughing and hacking the other is toned,alert, smiling.....you can tell which one I'll be choosing.

My home has been owned by 4 doctors and a lawyer, since being built in 1924.  

@Danny WoodsonThere are no stupid questions.JV is joint venture.JVs can be 1. with sellers, where you agree to buy, fix and resell2. with doctors & others, for deal splits if they put up the financing.

Obviously we want the property in an LLC to reduce tenant lawsuit liability etc, and my wife is especially aware since she is a doctor and lawsuits could adversely affect her career.  

The visibility helps to lease the property and for tenants with retail customers (even if they are not necessarily retail businesses like a doctor or lawyer), it helps customers find their business.
