Since you don't get to deduct those principal payments they have to be added back in to the "Cash Flow" to get your taxable income.

If you do decide to allow them to be added to the lease, make sure you follow all normal screening procedures that you do on the property (credit score, income, etc.).

I'll be adding value based on the Scope of Work which will consist of cosmetic improvements to include the following: painting of interior/exterior, power washing, cutting of lake grass, upgrading bathrooms, new kitchen appliances as the kitchen cabinets are in great condition, upgrading of electrical outlets, installing of new lighting fixtures, cleaning of tile flooring and etc.

The buyer closes on the house and any repairs that the house needs can be added to the loan, including any remodeling costs like new kitchen, bath, flooring, etc.
