If they are behind and you don't already have the answers, I recommend you hire an attorney asap and get control of the situation quickly.

You will need to place your original note in escrow with an attorney and a UCC lien will need to be filed against the note. 

It sounds like it's worth it to hire an attorney for this to make sure you have everything in order.

Either get a property manager to take over, hire a lawyer or get an education.It literally took me less than 5 minutes to search the KS Attorney General website for any law saying you can't do this.

Speak to a real estate attorney as I cannot really give legal advice on this, but I have seen clients of mine structure this as a leaseback. 

I have called several title companies and attorneys and none of them can lead me in the correct direction.

I have also purchased training from Attorneys and CPA focused on real estate.I also learned that Renatus is more like multi level marketing where you are then asked to sell this education to other people to recover your cost.

Hi Tomoko,As long as they are an EA, CPA, or attorney that works in the tax field and they have good real estate knowledge I would feel comfortable interviewing them to see if it would be a good fit.
