Got in touch with legal aid and they wont help with me, the excuse that they only provide services to tenants that are been evicted. 

They signed documents that said that the Dept. of Health Care Services could go after the assets in their estate after they died.  

Are these kinds of freezes a growing trend in the healthcare industry?

It's always great to see another healthcare worker on BP.

My goal is to turn this management portfolio into my own business as I gain more properties to manage over time.I recently was able to acquire my first property to manage in the Tampa/Wesley Chapel area and I wanted to reach out to anyone in the Bigger Pockets Forum who has the knowledge and experience when it comes to managing properties and could share any tips that would guide me to be successful throughout the process and grow.If there are any management software or apps anyone would recommend to store property data in to stay organized, and to aid in any maintenance request by the tenant, please share!!!!

Often tenants get free legal aid in an eviction; you likely won't.

A good property manager will be able to help you with this as they should have a good pulse on the market for the aesthetic demand of things.Also, you can ask your contractor if they have someone or work with someone who aids them with design of things.

When COVID pretty much shut that market down he flipped over to renting it to traveling health care workers, so still, short term relatively speaking and not quite as lucrative, but still making more than enough to have a very high positive cash flow each month.If you have the patience to deal with the local government and can get a construction loan for your property, there has to be a fantastic upside potential for short term rentals in a location like SD. 

They are just drinking the short term cool aid these sellers are pushing and hoping the cycle takes them into nirvana for the future.
