I did find a local meet up, so hoping to attend the first one this month. 

In every training session I attended it was POUNDED into our heads that there was no such thing as a "standard" commission.

I also tried to always attend as many open houses as possible to not waste his time and went as far as contacting the listing agent myself before him for properties I am interested in.

For starters, I recommend that you attend local REI networking groups and meetups to connect with fellow real estate investors and tune in to the BiggerPockets Podcast.

Attend your local REI meetups to build up a strong network and feel free to reach out and connect with everyone in the community and find a mentor doing what you want to do. 

If so, I would highly recommend attending local meetups.
