Hey @Billy Mclachlan, I'm a US native living in NZ, and I own a few rentals in Jacksonville as well as around a few other markets in the US.  

We are San Diego natives (but actually currently based in Sydney, Australia for 2 years) so planning to invest outside our local market. 

I'm a 25 yr old Chicago native, been listening to podcasts and reading real estate books for about the past 13 months or so while sitting in traffic on my hour long commutes to and from work.

Brian Novak I see you're also a New Jersey native just like me .

If your renters are native to that area and have never had A/C they wont be expecting it and thus is an unnecessary expense for you. 

I'm a native of the area, have always spoken highly of my hometown and even convinced people to move here, so it felt quite natural to get licensed and help people find their dream mountain homes.

Being a Bay Area native millennial who wanted more a more affordable life, I think you're on to something :-P

A friend of mine who is a Philly native, is looking at deals "Fish Town" and along the water front.
